They addressed most of the issues but they were still inferior fixes. Another hall of shame thing Ryland did was have a provision removed from the Buy Laws which allows home owners to place "For Sale" Signs for thier homes. They basically denied us the ability to Market our For Sale Homes! While they continued to have their signs in full view! We went into the closing with another 75K deposit.

YP advertisers receive higher placement in the default ordering of search results and may appear in sponsored listings on the top, side, or bottom of the search results page. It sounds like ryland homes is jerking you around. You ought to retain a real estate attorney. A REAL ESTATE ATTORNEY. If it's gonna cost you $30k in expenses, to sell your house, he just might be able to work out deal between you and ryland.

Get bids from the top-rated contractors in your area. Learn to see things from the perspective of others and stop slandering good people who work for a living. Processes in-house as you point out don't make the process smoother.
We are under contract with Ryland to build our dream home but my husband has received a job transer. By the way, the savings is not enough to cover the headaches I've had since I've moved into the house. I won't mention the flooding, the cracked countertops, the broken toilet, the dead lawn , broken irrigation system, improper grating, leaky garage, and countless other issues with a Ryland Built Home. I'm going to leave the warranty issues for another posting.
Morrison Homes
Ryland Homes has been an absolute nightmare for my wife and I. It all started about 2 years ago when my Wife and I decided to take a look at a larger home due to our having an additional baby. We unfortunately found a home that was the right size with Ryland Homes. We took a ride out to one of their new Communities in Winter Garden Fl. But soon turned on the high pressure sales pitch. Letting us know that a select few prime lots had just become available but they won't last.
When Juanita was approved through the builder's mortgage company she decided to shop around and get a better rate. If you follow the news, Countrywide is one of the worst offenders of, and one of the main reasons for the mortgage crisis that our country is in today. It is completely unsurprising that they could "figure out" a way to get you that great rate that you talked about. I certainly hope that Juanita read the contract for THAT mortgage. When the builder approved me, they told me they would re-sell the mortgage to Countrywide.
Overall Satisfaction Rating
Juanita, I hope the $180 per month you saved on that "great" Countrywide rate was worth losing the $10,000 in closing costs and 40% savings on your mortgage your first year. I was working with Ryland Mortgage and Ryland Title, because of how great the sales rep talked about them and the way the process would be handled. About 2 weeks into the process, getting a hold of people in Ryland Mortgage and Ryland title became a challenge. I am writing to provide a complaint of a poorly constructed home by Ryan Homes, NVR Inc. resulting in improper and negligent roofing installation causing loose and missing shingles.
It should also be known that in America everyone has a First Amendment Right to Free Speech, even if that speech is less than flattering. There are reasons why an author may 'not confirm' an email account. The primary reason is because they want to stay completely anonymous, they do not want to risk any reprisal. Or they could be a whistleblower, employee or ex-employee insider who doesn’t want to be discovered. Remember, just because an author has 'not confirmed' their email account does not mean the Ripoff Report they authored is not truthful.
That I would say was me dropping the ball. It makes them feel good not to hold up their end of the deal which was promised by the sales rep. I have only been in my new home just over 60 days.
They are making us close and the sell causing thousands of dollars in closing costs driving the cost of the home over market value or making us lose lots of money. The Ryland sales rep lied to me and my family about the great' offer which conveniently was left out at closing and no one could help me. Countless phone calls with transfers to other people within Ryland ended up in a wild goose chase. I was told if it wasn't on the contract, then it's not available.
What the BBB has done to consumers for over 100 years is one of the many reasons why Ripoff Report was created.
My family members and I are having to change work schedules to be present for all of this mess, put up with loud machines left in the house for weeks, and live through the dust, mud and grime, and the smell of humidity. The little bit that I do know of what's going on, has come from the plumbers and the remediation people. Ryan Homes has, not only not explained anything, they haven't even shown their face around my house. One of the supervisors said he would call me right back after a meeting he was going into, that was 19 days ago. It’s just been a week my house was handed over to me.
